5 firms for property management in Malta that run things behind the keys

  • Range of Service: We focused on property management companies offering full-service packages, handling everything from tenant sourcing and maintenance to utility bill payments and emergency callouts.
  • Experience and Local Knowledge: We prioritised companies with a strong track record in Malta’s rental market. This particularly includes those familiar with the legal regulations governing long-term and short-term rentals, as well as licensing requirements.
  • Pricing and Transparency: We selected agencies that are upfront about their fees, whether monthly retainers or commission-based rates, so you know exactly what you’re paying for.
  • Responsiveness and Reliability: We looked for companies that are easy to reach, quick to respond, and consistent with updates because nothing’s worse than chasing your property manager.
  • Extra Perks and Custom Options: We awarded extra points to companies that offered added value. This includes providing assistance, handling guest communication for holiday lets, or offering legal help for licensing.

Last summer, a friend told us about managing his own rental in Malta, posting online, communicating with guests, and handling everything himself.

He seemed pretty pleased until we mentioned that our property manager had just fixed a leak and received a great review at the same time, all while we were sailing.

As we’ve been using property managers for a long time, we’ve seen the benefits firsthand. While others deal with messes, we enjoy Malta’s paradise with zero overthinking. It just makes life easier.

And if you want to reduce stress and increase free time, consider checking our top picks for the best property management agencies in Malta.

If you’re after property management backed by global reach and an efficient system, REMAX Malta really ticks those boxes. We were impressed by how slick and professional their processes felt.

It’s also worth noting that their agency fee can be quite substantial: 50% of the first month’s rent, payable by both the landlord and the tenant, which is a hefty charge by Maltese standards.

On the positive side, their fully staged Priority by REMAX package is a unique offering. Properties chosen for it can sell within 90 days thanks to professional marketing and priority positioning, all included at no extra cost.

Another thing we like is their free webinars. They offer weekly webinars to the public, helping clients and landlords understand market trends and legal changes.

And what sealed the deal for us was their experience in Special Designated Areas, such as Portomaso, Fort Cambridge, and Pender Gardens. These are places where the legal and tax landscape becomes particularly complex.

Pros

  • Fast-track sales via Priority by REMAX
  • Offers regular free webinars
  • Has experience in Special Designated Areas

Cons

  • High agency fee on the first month’s rent

    Professional, knowledgeable, and authoritative

“Remax Real Estate specialists in Malta. Their Headquarters are located in Portomaso, St. Julian’s.  Remax have the largest property network in Malta with franchise branches strategically placed around the Maltese islands to give their clients easy local access to Remax representatives. A highly professional, knowledgeable and authoritative real estate property agency”

    Great work ethic

“Marylene Cabal is an absolut rockstar of realestate and client service. She has been an amazing help in the search for the right property for my family. Her great property knowledge and great work ethics come highly recommended.  We are so glad we met an Agent that actually cares for the best outcome for her clients.”

Frank Salt Real Estate has been around since 1969, and such longevity doesn’t happen by chance.

Their two-level property management setup (Silver and Gold) allowed us to choose how hands-on or hands-off we wanted to be.

One thing that made us happy was their in-house maintenance team. We didn’t have to wait days chasing down electricians or plumbers. It’s all done internally, which is something we haven’t seen often in Malta.

It also stood out to us how detailed they were during handover inspections. Their reports were thorough. Many clients also noted that their repair requests were completed within 24 hours, with no reminders required.

However, a few property owners told us that the quality of service depends heavily on the specific agent. We could definitely see how that might become awkward if you’re not matched with someone proactive.

    Pros

    • Over 50 years in the industry
    • Top-notch two-level property management setup
    • Provides in-house maintenance for prompt issue resolution

    Cons

    • Service varies depending on the assigned agent

      Professional and friendly

“With branches all over the islands and a central Head Office in St Julians, the professional and friendly staff are a pleasure to deal with. Good information on all matters property.”

      Supportive service without being pushy

“The staff made every effort to give a professional and supportive service without being pushy. They know the market and gave very good advice. Thank you.”

Right away, we liked how QuickLets made everything feel streamlined. Their tech-savvy dashboard provides landlords with real-time updates, and it’s one of the most modern systems we’ve encountered in Malta.

Another thing we appreciate is that their digital dashboard offers more than basic updates. It features an insight engine full of property history, and landlords can easily upload new listings.

But we were a little surprised to learn that they don’t provide in-house maintenance. Instead, they rely on external contractors, and while some are great, this added an extra layer of follow-up we didn’t expect.

Even so, one thing they nailed was visibility. With 38 offices and over 64,000 properties across Malta and Gozo, they had no problem listing our rental property.

What we appreciated most, though, was how little we had to do. Their team handled everything—photos, listings, tenant screening, move-outs.

      Pros

      • Top-notch digital dashboard
      • Extremely large network across Malta and Gozo
      • Handles photos, listings, and tenant screenings

      Cons

      • No in-house maintenance team

Very cordial, clear and straight to the point

“Katerina Vladimirovna made contact with me to inquire on the availability of one of my apartments. She did not pressure and immediately understood the situation with the existing tenancy I have in place, waiting for that tenancy to run its full term. It did not take much time for her to contact her client and relay the information with a view to concluding the rental from the expiry of the existing one in place. I was introduced to her client and we signed off that same day. Katerina was very professional and business-like in her approach. Very cordial, clear and to the point, also attending to some specific clauses I requested. I will not hesitate to introducing her to other landlords and tenants because I know she will not let anyone down.”

Very attentive, reassuring, and voluntarily available

“Ekaterina Lukianova was a real source of rest for us. After weeks of stressful research, it only took her one day to offer us a rental, present our profile to the owner, show us around and validate the deposit. 4 days later, the keys to our long-awaited apartment were in our hands. Unexpected. All our criteria were taken into account. We never felt like we were asking too much. She was very attentive, reassuring, positive, voluntary, available. Thanks to Ekaterina we have regained our serenity and we can now enjoy our new home. Many thanks, our gratitude has no equal. 5 stars are well deserved ⭐️”

We were struck by how personal Perry Estate Agents feels. It’s a family-run legacy since 1981, and that history shines through in every interaction.

Their in-house legal and architectural support, as well as their exclusive commission structure, is top-notch. Clients with a ‘sole agency’ agreement enjoy a 3.5% commission fee instead of the standard 5%. Having legal insight and design expertise on hand is rare in Malta.

Before we got too comfortable, though, we realised their services are best suited for premium or well-maintained properties. If you’re managing more modest rentals or older units needing constant attention, this might not be the perfect match.

Turning to credentials, the team is led by Luisa Busietta, who has over 13 years of experience. It’s no surprise then that their service feels professional and informed.

Plus, they published Perry Magazine. It’s a go-to read for anyone dealing in high-end property. Imagine that: 50,000 copies a year, getting listings seen way beyond the usual online scroll fest.

        Pros

        • Family-run since 1981
        • Focuses on exclusive and historic properties
        • Competitive 3.5% commission for sole-agency clients
        • Access to in-house legal and architectural support
        • Premium property exposure via Perry’s Magazine

        Cons

        • Not ideal for modest rentals that require frequent upkeep

Knowledgeable about local markets and properties

“We are relocating to Malta & were fortunate to connect with Nadia Borg who found us an absolutely beautiful home.  Nadia perfectly interpreted our brief, the space we required & as a result we viewed exactly what we asked for helping find us the right property in no time.  The lease was tailored to accommodate some specific requests.  Without Perry Properties knowledge of the Sliema market; local property owners; & clearly their long standing relationships of trust helped make this happen.  From start to finish including much more than property advice it exceeded our expectations!”

          Proactive communicator

“We had the pleasure of working with Robert from Perry Real Estate, and his professionalism and expertise truly stood out. His exceptional mediation skills made negotiations smooth and effective, ensuring a great outcome for everyone involved. Robert’s proactive communication and attention to detail kept us informed and confident throughout the process. He took the time to understand our needs and worked tirelessly to deliver the best results. If you’re looking for a dedicated and skilled agent, we highly recommend Robert at Perry Real Estate.”

          5. Gobnb Property Management

          gobnb-property-management

Address: Triq il-Mimosa, 3 Gobnb, Hamrun HMR 1560

          Contact Details: +35679534561

          Operating Hours:

          • Monday to Friday: 9 AM – 5 PM

Gobnb takes care of it all—guest check-ins, cleaning, maintenance, and even messaging, so you don’t have to play landlord around the clock.

One thing we liked straight away was their pricing. With just a 10% management fee, it’s easily one of the most competitive options we’ve seen for short-let property management in Malta.

But a detail worth considering is their listing strategy. They focus mainly on Airbnb, so you might need to handle that part yourself if you’re hoping to market your place on multiple platforms like Booking.com or Vrbo.

Another feature we appreciated was their curated luxury experience. It’s complete with professional photography, high-quality linens, and customised guest welcome packs.

And here’s something you don’t find everywhere: Gobnb provides guests with smart, keyless access 24/7. That means no more scheduling key handovers or dealing with lost keys, which can be a game-changer in high-traffic areas.

          Pros

          • Requires a low management fee
          • End-to-end short-let support
          • Offers 24/7 smart entry access for guests

          Cons

          • Primarily focused on Airbnb

            Consistent five-star guest feedback

“I have been looking for a long time for a reliable and trustworthy team to help with managing my holiday apartment, and I am pleased to say that Ryan and the team are doing an excellent job. Since they have taken over, every guest has given me a five star review for cleanliness. Very happy indeed.”

            Excellent communication and trust

“Ryan and his staff have been nothing short of outstanding in the customer service they provide.  Leaving my property in their hands gives me the peace of mind I need, communication is excellent, and pricing is very fair.  Definitely recommend.”
